This Policy covers visitors to propertyinvestmentopportunities.co.uk and any client subdomain operated under it. If You are a Client Business We work with under a separate commercial agreement, that agreement, not this Policy, governs how We handle Your business's own data.

This site is operated by Seven Generations UK Limited, trading as propertyinvestmentopportunities.co.uk (company number 15439671), registered in England and Wales, and registered with the Information Commissioner's Office (ICO reference ZB694046).

We run marketing landing pages on behalf of property investment companies ("Client Businesses") so that people interested in property investment opportunities can enquire.

Personal data we collect

  • Enquiry data: such as name, email address, phone number, investment budget range, investment experience, investment location preference, investment funds access and investment timeframe.

  • Technical and analytical data: such as name, email address, phone number, investment budget range, and investment timeframe.

We do not collect payment details, ID documents, or special category data (such as health information) through this site.

Sources of personal data

We collect personal data that We receive from:

  • You, when You fill in an enquiry form on one of Our landing pages;

  • automatically, through Your device and browser when You visit the site or interact with one of Our ads;

  • Meta, in connection with the advertising that brought You to the site.

Purpose and lawful basis

We rely on consent for anything that amounts to direct marketing under this Policy — assessing Your enquiry, sharing it with a named Client Business, or keeping it ourselves to contact You again. We rely on legitimate interests only for basic site security and fraud prevention, which isn't a marketing use. See Enquiries via our pages below for the full breakdown.

How long do we keep your data

We only keep Your information for as long as We need it for the purpose You gave it to Us for. Specific retention periods are set out for each data type in the Full Policy below.

Sharing of your personal data

We share Your enquiry with the specific, named Client Business behind the ad or page You responded to, never with a general pool of "partners" and only where You've separately agreed to that. We also use service providers (our CRM platform, hosting provider, and Meta) to help Us run the site and Our advertising.

We do not sell Your information.

Storing your personal data

We store Your information in the UK/EEA where possible. Where a service provider (such as Meta) is based outside the UK, We rely on appropriate safeguards to keep Your information protected to UK standards — see International transfers.

Your rights

You can access, correct, delete, or object to Our use of Your information, and withdraw consent at any time. See Your rights below for the full list and how to exercise them.

Direct marketing

We'll only send You marketing, or share Your details with a Client Business for their own marketing, where You've given Us clear, specific permission to do so. You're in control and can withdraw that permission at any time.

Who we are

This Policy is issued by Seven Generations UK Limited ("We", "Us", "Our"), registered in England and Wales, company number 15439671, trading as propertyinvestmentopportunities.co.uk. We are registered with the ICO under reference ZB694046.

We operate propertyinvestmentopportunities.co.uk and its client subdomains (together, "Our Platform").

"Client Business" means the property investment company whose opportunity is being advertised on the specific page or subdomain You visited.

"Personal Information" means information that could identify You, as described in the sections below.

"Services" means the enquiry, qualification, and referral services We provide that connect You with a Client Business.

"You" or "Your" means a visitor to Our Platform.

Introduction

This Policy explains how and why We use Your Personal Information when You visit Our Platform. Please read it alongside the specific consent options presented to You on the enquiry form itself; this Policy describes what those options mean; it doesn't replace the need for You to actively choose them.

Our Platform is not intended for anyone under the age of 18, and We do not knowingly collect Personal Information from children.

Enquiries via our pages

What We collect and where it comes from

When You submit an enquiry form on one of Our pages, You provide Us:

  • Your name, email address, and phone number;

  • Your investment budget range, investment experience, investment location preference, investment funds access and intended investment timeframe;

  • Technical and analytical data: such as name, email address, phone number, investment budget range, and investment timeframe.

We do not collect payment details, ID documents, or special category data (such as health information) through this site.

Why We collect it

We use this to:

  • assess whether You meet the Client Business's stated investment criteria for the opportunity You enquired about;

  • where You do, pass Your enquiry to that Client Business so their team can contact You directly about it;

  • where You don't currently meet their criteria, and only where You've separately agreed, retain Your details so We can let You know about other opportunities that may suit You in future — see Non-qualifying enquiries we retain.

Our lawful basis for processing this Personal Information

We rely on consent:

  • to assess Your enquiry against a Client Business's criteria;

  • to share Your qualifying enquiry with that named Client Business (a separate, specific opt-in naming the Client Business — see When we are joint controllers).

How long We will keep it

We retain a copy of a qualifying enquiry passed to a Client Business for 6 months, after which it is deleted or anonymised, save where We need to keep it longer to resolve a dispute or satisfy a legal, accounting, or reporting requirement.

Non-qualifying enquiries we retain

What We collect and where it comes from

The same enquiry data described above, where You did not currently meet a Client Business's stated criteria.

Why We collect it

Only where You've given Us separate, specific consent to do so, this is optional and is not a condition of submitting Your original enquiry. We keep Your details so We can contact You about other property investment opportunities that may be a better fit, now or in future.

Our lawful basis for processing this Personal Information

Consent. This is a distinct opt-in from the one covering the Client Business referral above, because it is a different use of Your data for a different purpose, by Us alone rather than jointly with a Client Business.

How long We will keep it

We keep this until You withdraw consent or unsubscribe, or for a maximum of 24 months of inactivity, whichever is sooner.

Technical and cookie data

What We collect and where it comes from

When You visit Our Platform or interact with one of Our ads, We (and Meta, on Our behalf) automatically collect device and browser information, Your IP address, the pages You visit, and how You interact with Our ads and site, via the Meta Pixel and similar technologies.

Why We collect it

To measure how Our advertising is performing, to build audiences for future campaigns, and for basic site security and fraud prevention.

Our lawful basis for processing this Personal Information

  • Legitimate interests, for basic site security and fraud detection only.

  • Consent, for advertising measurement and audience-building via the Meta Pixel — see Cookies and tracking.

  • Consent (separate, specific opt-in — not currently in use), where We upload a secure, one-way version of Your contact details to Meta to build Custom or Lookalike Audiences, so We can find other people with similar characteristics to advertise to. This is optional, off by default, and distinct from the consent above. If We ever enable this, it will only apply to enquiries submitted after the relevant opt-in is added to the form — not retrospectively to data already collected.

How long We will keep it

Per the retention periods set by Meta for pixel and audience data, which We don't control directly — see Meta's own privacy policy for details. Where You've separately consented to Custom/Lookalike Audience use, We refresh or remove seed data from that audience no less often than every 12 months, and immediately on withdrawal of that consent.

When we are joint controllers with a Client Business

Where Your enquiry meets a Client Business's stated criteria and is passed to them, Seven Generations UK Limited (trading as propertyinvestmentopportunities.co.uk) and Bluerock Developments Ltd are joint controllers of that data, because We agree the qualifying criteria and the intended use of a qualifying enquiry together, in advance, rather than one of Us simply instructing the other.

  • We are Your primary point of contact for exercising Your data protection rights regarding how Your enquiry was collected and assessed.

  • The Client Business is responsible for what it does with Your information once received, subject to its own privacy notice, which it will give You directly when it contacts You.

  • Both parties are independently responsible for keeping Your information secure while it is in their possession.

Your rights

Under UK GDPR, You have the right to:

  • be informed about how Your data is used (this Policy);

  • access the information We hold about You;

  • have inaccurate information corrected;

  • have Your information erased in certain circumstances;

  • restrict Our processing of Your information;

  • object to processing, including direct marketing, at any time;

  • data portability;

  • withdraw consent at any time, without affecting the lawfulness of anything done before withdrawal.

We assess Your enquiry against a Client Business's published Qualification Criteria (such as budget and timeframe) using automated logic in Our systems. This determines whether We refer You to that Client Business or, where You've consented, retain You for future opportunities — it does not affect any legal right You have, and You remain free to make a new enquiry at any time. If You would like an explanation of how a qualification decision was reached, or would like a member of Our team to review it, contact [email protected].

To exercise any of these rights, contact [email protected]. If Your enquiry has already been shared with a Client Business, We'll tell You who to contact there, or coordinate with them on Your behalf given Our joint controller relationship.

You also have the right to complain to the ICO (ico.org.uk). We'd appreciate the chance to put things right directly first, but You don't have to give Us that chance before complaining.

Who we share information with

  • the specific, named Client Business behind the enquiry You submitted (see above);

  • service providers who process data on Our behalf under contract: Our CRM/marketing platform, Our hosting provider, and Meta;

  • law enforcement or regulators, where required by law.

We do not sell, rent, or otherwise trade Your information to unrelated third parties.

Cookies and tracking

We use the Meta Pixel and similar tools to measure advertising performance and build audiences for future campaigns. These aren't essential to the site working and require Your consent before they're set, in line with PECR.

International transfers

Some of Our service providers are based outside the UK, or may process data through infrastructure located outside the UK. Where this happens, We rely on one or more of the following safeguards, as appropriate to each provider: the UK's adequacy regulations (for providers based in the UK, EEA, or another country the UK recognises as offering adequate protection), the UK Extension to the EU-U.S. Data Privacy Framework (for certified US providers), or the UK International Data Transfer Addendum to the EU's Standard Contractual Clauses (for other providers). A current list of Our service providers and the specific safeguard relied on for each is maintained separately.

Security

We use appropriate technical and organisational measures to protect Your information, including: TLS encryption for all data submitted through Our landing pages; two-factor authentication enforced on all accounts with access to Your data, including Our CRM, advertising platform, and backup storage; role-based access permissions restricting administrative access to a small, named group; and platform-level encryption at rest for backup data. No method of transmission over the internet is completely secure, and We cannot guarantee absolute security.
